Lots will be releasing soon! Starting in the mid-high $400k's and stretching into the mid-high $500k's, the 35+ acre lots will priced based on location, features, views, and demand. We will be rolling out the lots in three phases, but if there is a lot you are interested in that has not been released, please let us know so we can add you to the VIP Interest list for that lot.
So how can you view the lots? Contact us! Shoshana Ranch will available for showings by appointment only for buyers very soon! Builders, we are doing builder tours currently while the roads are being constructed.
Need to get into Fort Collins? Take Red Feather Lakes Road/County Road 74E to US-287 which drops you right into Old Town. Both roads are paved and well maintained the whole way. No dirt roads or 4x4 needed.
The internal roads are currently under construction and will be gravel roads to county standards, and maintained by the HOA.
Bring your own builder! Don't have one? We can help! We are in the process of interviewing high-quality builders to help buyers find their right fit for your individual style and budget. Ultimately, you are welcome to just buy a lot and do what you wish, but we are happy to be a resource if you need.

We anticipate the roads being done by the end of August, and underground power being complete in the beginning of October. These projections are subject to change, so please reach out with any questions.
Electric - Underground electric will be buried along the internal roads. Buyers/builders are welcome to pull electric to their chosen homesite, whether that is right off the road or tucked away in the back of the lot.
Water - See the Well Guide under the Docs tab as a place to start. Depending on the lot, the well may need to be deeper (ex. hilltop lots 1, 2, and 3). We recommend that all buyers/builders conduct their own due diligence for adequate well depth and water storage. Let us know if you need help connecting with local well drillers.
Septic - Homes in this area are all on septic systems, usually with leach fields. The city sewer tap is miles away. Installing the septic system will be up to the buyer/builder as a part of their home building process.
Gas - Like septic systems, homes in this area use propane if they have gas running to the home. Buyers/builders are welcome to bury the propane tanks if they prefer. Ask us about local propane providers if you need help navigating this need.
Only about 800 feet above Fort Collins and 600 feet above Denver, the weather in Livermore is not dramatically different than the surrounding areas. In the winter this usually means a few big storms a year dropping several inches of snow along with small storms only dropping a couple inches or just a dusting. This is Colorado, so snow is expected but the Ranch is not buried deep in the mountains or at a huge elevation.
The HOA will maintain the internal roads. The documents are being finalized, but the goal is to allow owners to have reasonable flexibility.
